I missed a deadline to file a lien what can I do?

I am a subcontractor that did work for a company, I have 2 unpaid invoices and on one of them we missed the deadline to file the lien. what can I do?

Take the matter to a construction attorney for an evaluation. It could be that you still have rights to claim against the retainage. It could also be that you have other rights. The legal analysis would start with a review of your contract, and then extend to your invoices and to any communications that have occurred. Good luck.

Hello!

You may not be out of your rights entirely. Under Chapter 53 of the Texas Property Code, subcontractors have some very tight deadlines but you are really hoping to show "substantial compliance". Mr. Erikson is right, your situation is one that requires a Construction Lawyer to review your specific situation because there are some additional facts that you leave out here.
