Mechanics liens are only available to those who have provided a permanent improvement to real property but gone unpaid for that work. And, lien rights generally won't arise simply for providing financial resources. Rather, the claimant must have performed the work, and their right to lien will be directly tied to the price or value of that work. Even if the right to lien does exist, mechanics lien rights for work on a trailer or mobile home can be tricky. If the home is permanently attached to the ground, then mechanics lien rights could exist to some degree. If it's attached and the resident of the trailer also owns the underlying land, then a mechanics lien may be appropriate. If it's attached and the resident of the trailer is just leasing the trailer and/or the land, then a mechanics lien may be available against the leasehold interest. With the above in mind, it's important to remember that there are always other recovery options that might be more appropriate - like pursuing a debt in small claims court.
