I filed a mechanic’s lien on a property and it’s about to expire. I’ve put over $70,000 worth of work into the property.

You only need to file the lien once. However, to enforce the lien you must file suit on the lien within the applicable statute of limitations. Glad to discuss with you if you would like.

You will need to file suit in order to protect the lien. If you do not sue to enforce, the lien cannot be extending in any meaningful way. You would be left with a breach of contract suit against someone most likely. If you have any further questions for need assistance, please feel free to give us a call. 504-323-5885
