How to initial a mechanic's lien

ColoradoMechanics LienRight to Lien

Good afternoon, I'm a home stager who staged a home for a client on May 6. Their home immediately went under contract and now they say they're strapped for cash and can only pay me a portion of the entire bill - he wants to be on a "payment plan". However, his home will be closing by June 2nd and that doesn't give me a lot of time to collect from him. I live in Colorado and think I may need to file a mechanic's lien in order to ensure payment, I only have two weeks to collect. How should I proceed?

Filing a Colorado mechanics lien is a relatively simple process, and you can learn all about that here: How to File A Colorado Mechanics Lien – Step By Step Guide To Get You Paid. With that being said, keep in mind that mechanics liens are generally only available to those who have provided a permanent improvement to the project property. For a lien to be on the table, the work must have permanently altered, improved, or repaired the property. And, simply staging a home likely wouldn't result in mechanics lien rights unless more was done to the property. You can learn more about who can file Colorado liens here: Colorado Mechanics Lien Guide and FAQs. And, for discussion on lien alternatives, this article will help: Can’t File a Lien?
