First, it's worth mentioning that a Notice of Intent to Lien isn't actually a required part of the Texas mechanics lien process. Though, that document is still a very powerful collection tool. Further, there are a number of other documents with specific deadline requirements (which must be sent not filed) and you can learn all about those here: (1) Texas Preliminary Notice Guide and FAQs; and (2) How To Prepare & Send Texas Monthly Notices – Texas Notices Explained. As for the mechanics lien filing - that does have a very specific deadline. A Texas mechanics lien must typically be filed by the 15th day of the 4th month after the last month during which the claimant furnished labor or materials to the job. And, for residential jobs, that's shortened to the 15th day of the 3rd month. Naturally, that language can be a little confusing - so Levelset has resources which clarify that deadline quite a bit (include a handy chart), here: When is the deadline to file a Texas Mechanics Lien?
