how long until the lien is expired if no lawsuit was filed within that 2 year window?

Illinois

If a mechanics lien is filed in 2018, then property goes through a foreclosure sale, how long until the lien is expired if no lawsuit was filed within that 2 year window?

In Illinois, a Mechanics Lien must be filed within 4 months after completion of work to be effective against subsequent property owners, and enforced within 2 years of the completion of work. The deadline is strict and cannot be extended. If the deadline is missed, the lien becomes unenforceable.

Of course, you may still sue under a breach of contract theory, so all hope is not lost. I hope this information was helpful. Best of luck.
