How does a mechanic's lien work when project is located on several parcels all owned and assumed as the same entity?

New YorkMechanics Lien

I performed work for a entertainment facility. I'm left unpaid a large sum of money for almost 3 months now. I want to file a mechanic's lien but my question is, this facility and where the work was performed happens to be located on 3 seperate parcels of property all owned by the same entity in which I performed the work for. So how do I file, 3 seperate liens all being the total amount owed? Then when one is paid I remove all three? Or do I split total owned 3 ways and put each share on onew parcel? Also am I able to include interest and any fees associated with non payment and filing on what's owed?

if you did the work under 3 separate agreements, you would handle the lien under the agreements. If this was one project, then you need to make an assessment of the value of the work done per parcel. If hte parcels are basically the same size, you could just divide by 3 and lien each parcel. it just depends on the facts. you may want to consult an attorney. as for satisfying them, you would need to apply the funds as per your agreement and satisfy depending on how you set up the liens. Again, you may need professional help. As for interest and fees, they are not lienable in NY.

1 contract = 1 lien. Even though the project is located on 3 separate parcels, if you had one contract for the work, you should file one lien. The lien should only include the amount due. No interest, costs, legal fees, etc.

I would file a single lien and in the Description of The Property reference all 3 parcels based upon their respective Tax ID numbers.
