How do we handle the extra costs added by builder after we executed the contract?

Dear Sir, I signed a contract to be build a home on our lot with a builder in November 2019. We have been paying the construction loan in January 2020. Currently, only the excavation pre-lot work has been done. The builder has yet to break ground. Our original loan has expired due to the delays and we have to refinance with extra loan application fees. We received a call from our builder. They told us that due to the pandemic delay, they would have to pass on additional costs to us either totally or partially--around $50K. What is the best solution for this situation? We feel that this is totally unfair. Thank you for your professional advice.

The answer depends in part on what the contract says, i.e. is there a force majeure clause?
