We have reached a settlement and I need to remove the mechanics on the property

To remove a mechanics lien on a property a lien release will need to be filed. The process of filing a lien release is relatively the same as filing the actual lien claim. The process involves filling out the appropriate lien release form with all of the essential information, such as lien recording information and dates, the property location, the owner of the property's name, the lien claimant's name, and so on. The requirements will vary slightly depending on what state you reside in, so check with your recorder's office ahead of time to be sure they will record the release. Also, some states like Michigan, require a copy of the filed release to be sent to the owner as well.

I’m happy that you reached a settlement. You don’t want to release the lien until you’ve received their settlement check AND the check has cleared your bank. Otherwise you will have lost your lien rights if their check bounces or they stop payment on it. Once the check has cleared, you will give the owner a signed and notarized Release of Lien form and let them record it. I’m happy to answer any questions you have about this.
