how do i get a falsely filed lien removed from my property?

there is a contractor who placed a lien on my property stating they did a full gut rehab but there has been no work perform by this contractor. i have pictures showing that the house has had no work done and the pictures show myself and my son doing work in the house.

You state a Contractor filed a false Mechanics Lien against your property. A Mechanics Lien is a sworn document: a false lien represents a slander of title and is sanctionable. But, those are repercussions that require taking action in Court. The only aw to "reomve" a Mechanics Lien is to issue a Section 40 demand. If the lien is not removed in 30 days, it is deemed invalid and must be removed. Remember: if you issue such a demand, the Contractor may try to foreclose his Mechanics Lien instead of removing it - which will be further sanctionalbe, but will cost you before it is resolved.

You can demand the contractor file suit to enforce a lien within 30 days. If Sue does not filed within that period of time, the lien is forfeited.
Be aware, however, that you would be involved in a lawsuit.
