how can a homeowner have a Florida expired mechanics lien removed?

Florida

What is the easiest and least expensive way to remove an expired mechanics lien in Florida? If an attorney is necessary can the cost be charged back to the contractor who filed the lien

Mechanic/Construction Liens expire in FL after one year. If the lien already expired, you might send a letter to the contractor demanding to remove the lien.

Expired liens are confusing here in Florida. Sounds like you are looking to have the lien discharged. This is covered under Fla. Stat. § 713.21. From what you say of your case subsection (3) applies. Florida relies upon people looking at official records to know this statute. Since it is already discharged if you want something for the public record you are unlikely to get any attorneys fees. You go seeking an order for the court with a finding that the lien is " expired therefore discharged". I would suggest that you have an attorney to review your specific circumstance to see if it is worth it.
