If general contractor does not finish his work in timely manner and owner continues to work with general contractor sub contractor and pay them and project still not completed.

If a project is not completed the deadline to file a lien is 90 days from the end of a 60 day continuous cessation of labor (150 days total) absent the recording of a notice of cessation. A lien may be recorded anytime that payment is overdue. However, if the recording party performs further work after recording the lien, their lien will be invalidated. In this case they will have to release the invalidated lien but can still record a new lien within the applicable deadlines.
