Hello! We just did a full demo rebuild on our property. To ensure my family and the home is protected in the future, what final documents should I obtain from my contractor?

Now that the project has wrapped up, you should collect unconditional final lien waivers. Not only from the direct contractor, but subs, suppliers, or equipment lessors that the GC hired on the project. Particularly, any of those who sent you a California 20-day preliminary notice. Keep in mind, that a waiver from the GC only covers the GC, not anyone else they may have hired for the project. So be sure to cover all bases. Make sure you get signed Unconditional Waiver & Release Upon Final Payments from the GC and all of his subcontractors and major suppliers, especially those you received a Preliminary Notice via certified mail from. This should prevent anyone from liening your property in the future.
