Once filed, Texas construction liens have a shelf life. Generally, that shelf life will be about a year from the completion of the project, give or take a few months. But if a lien was filed over a decade ago and no action was ever taken on it, then the lien has expired and should no longer be valid or enforceable. Still - it's pretty common for a lien to linger in the property record and raise some eyebrows from time to time. But, the existence of an expired lien in the record doesn't necessarily mean an owner needs to come out and pay the lien. Rather, an owner can often leave the expired lien on the property record with little issue. However, if an owner is adamant about removing the lien from the record, it might be helpful to consult a local Texas construction attorney to see about having the lien removed from the record.
