Do you have to file a 20 day prelim with a homeowner? Will you lose your lien rights if you don't?

Missed the 20 day limit to file a Prelim. Job was contracted directly with residential homeowner. Can we still file a lien for non payment?

When your contract is directly with the homeowner you do not need to provide preliminary notice as the homeowner already has notice of your work by virtue of their contract with you. You may still file a lien. But sure to do so within 90 days of completion of the work.
