I am an investor and i contracted a contractor to rehab a investment property. The contractor walked off the job and advised me that he owed about 4 subs. the work that was owed to the subs had already been paid out. As an investor am I obligated to pay the subs

In the future, get lien waivers before paying money out due to subs. If the subs served preliminary notice and have lien rights they will be able to lien the property potentially forcing the owner to pay them the amounts due directly. Because they do not have a contract with you, they cannot go after you for breach of contract. But there are other equitable remedies they can pursue to recover the reasonable value of their services.
