Do I need to file separate lines against each property if we did work at multiple commercial locations?

IllinoisMechanics LienRight to Lien

We did maintenance work at a number of Jeni’s ice cream stores in Illinois. We were contracted by a maintenance company to do the work, not Jeni’s directly. Is there a way to file without have to do a separate lien against each location? (I’m guessing not)

Generally, no. When work is being done at completely separate properties, a separate lien would very likely need to be filed on each separate property. This is especially true when the work is being done under separate contracts and/or for separate owners. In situations where an improvement spans multiple lots (likely - adjacent lots), one lien can typically be filed in Illinois in order to secure payment for that project. But, where work is being done at entirely different locations, it seems unlikely that one lien would be sufficient. Instead, it'd generally be much safer to file separately for the separate works of improvement. Levelset discusses that here: Can You Group Multiple Projects and Properties Into One Mechanics Lien?

For more information on Illinois mechanics liens, these resources should be valuable: - Illinois Mechanics Lien Guide and FAQs - How to File an Illinois Mechanics Lien – A Step by Step Guide to Get You Paid Of course, it's also worth noting that mechanics liens are generally considered a last resort - and it may be helpful to consider some other options for recovery, such as sending invoice remindersdemand letters, or even a Notice of Intent to Lien. What's more, since a Notice of Intent to Lien is actually a required notice in Illinois, it will typically be taken as a more serious possibility which can help to force payment.
