Do I, being the plumbing contractor, need to file a Notice to Owner when owner is acting as contractor?

Not a situation yet. I'm a plumbing contractor and work in small towns in the county. In all of my years in business, I can't remember filing the proper paperwork to cover myself in case of nonpayment. Most deals are sealed with a hand shake or a signature on the proposal. Things are changing in the area and I have had a couple of close calls, as far as payments are concerned. Not really familiar with the proper order or specific documents I'm supposed to file. I do a lot of renovations for homeowners. Most projects don't exceed $8000.00. I have a handful of contractors I work with also. I would like to start filing the proper paperwork to cover my ass ets. I'm starting a job for a homeowner who's pulling his own permit as owner/builder. Being the plumbing contractor on the job, do I file a Notice to Owner?

If you have a contract directly with the owner of the property, you do not need to file a Notice to Owner ("NTO") for the very good practical reason that it would be awfully redundant to provide notice of providing construction services to the very person who just hired you to do so.  

If you are engaged by GC or anyone other than the owner, you should serve a NTO on the owner and any other individual or entity listed on the Notice of Commencement for the job.
