Deadline of filing lien

We are small subcontractor doing plans for Steel Fabricator for 5 mos now. Haven't get paid a single cent and already 95% done with the project. is it too late now to file a lien?

Did you send a Preliminary Notice? If so, you have 90 days from completion of the entire project (not just your work) to re ord a lien. If à Notice of Completion was filed (mostly found on public jobs), then you have 30 days to record a lien. But if you didn’t send a Preliminary Notice, or if this is a public job, then you have no lien right but could still sue the steel fabricator who hired you to get your money.

If you are a design professional, the owner has obtained a building permit, and no physical work has been done on the project, you may be able to record a design professional lien.
