Days to file pre-lien and days to file lien rights in my state

I'm trying to get clear on date questions. 1-I understand we have 30 or 31 days in NV to file a lien, is that business or calendar days? 2-Can you file lien without filing a pre-lien? 3-Do you have to file a notice to lien prior to actual lien? 4-Lastly what are the correct state guideline days to file these documents?

Here are the general answers to your questions: (1) a contractor must record its "notice of lien" within 90-days of the completion of the project. There are other nuances, but this is the general rule. See NRS 108.226 (2) If you are a general contractor or material supplier and you have a direct contract with the owner, then you do not need to provide a "notice of right to lien" to the owner. See NRS 108.245. However, if you are a subcontractor or supplier who does not have a contract with the owner, you are supposed to or your lien can be denied by the court. There are potential ways around this though. (3) according to NRS 108.226, you have to provide a "15-day Notice of Intent to Lien" to the owner, prior to recording a "Notice of Lien," if the work is done on a residential property. If the project is a commercial project, this requirement does not apply. (4) See NRS 108.226, NRS 108.245 online and it has the dates you are seeking. Good Luck.
