Concern that filing an intent will give the client the opportunity to place the property in someone else's name?

Rest easy, as the notice of intent to lien and the lien itself go against the real estate not the owners names. It's a good idea to place the legal description and tax parcel number on the notice and lien in addition to the street address.

The lien attaches to the property owned by the person who contracted with contractor at the time the contract was signed.  If title transfers, the lien still attaches.
