Commercial job has is holding my payment of completed project.

Hello, I am a handyman in San Antonio Texas and i just completed an entire renovation of a commercial office warehouse into a gameroom. I started the project July 14th 2022 and completed August 09th 2022. The total amount for the renovation was $41,344.46. The owner of the contracted warehouse is withholding payment because they are claiming me and my workers broke the AC unit in the warehouse. The AC unit never worked the entire time we were there working. On our arrival to the jobsite July 14th there was an HVAC worker there who was unable to fix the AC unit himself. That HVAC worker left that day and never returned. Now that my contracted project is finished, they don't want to pay me until an investigation is done to determine if i am responsible for the broken AC unit or not. After speaking with the HAVC worker, its obvious the AC was broken prior to my arrival. What should i do?

File a lien and sue them to foreclose it
