Claim of Lien in Florida "Last Furnishing"

FloridaChange Orders

So, our last day on the job was 4/28/20. We had issued a Change Order for work completed prior to that date. The change order was just approved on 7/9/20 by the contractor and added to the contract amount. Does that make the "final furnishing" 7/9? I was going to file a Claim of Lien today 7/20 to fulfill our lien rights based on the 4/28 date, so an answer to this question as soon as possible would be very helpful.

No - last furnishing is the last date work was PERFORMED. It has nothing to do with when the paperwork gets done. Yes, that can put you in a situation where you are recording a lien before the change order is approved, but that's what the statute requires. If you have any questions about what to include in your lien, you should definitely consult a construction attorney.
