Can you place a lien on a property after the original owner sold the property to a third party?

My spouse is a contractor and he is doing major repairs on a house that the customer plans to sell. They are signing a contract that states they will pay 50% down deposit and will pay the remaining 50% after the sale of the house, using the funds from the sale. My questions is - if they default on that contract and don't pay him, can a lien still be placed on the property even if its owned by someone else now?
