Can we file 1 lien on the entire development instead of every lot?

ColoradoMechanics Lien

We did a lot of work for a home building company that we haven’t been paid for. Much of it isn’t specific to a particular lot, but rather the entire community (like street cleaning, moving lots of dirt from one area to another, etc,). Can we file a lien on the development itself instead of every lot in the community?

You may file what is termed a blanket lien that covers more than one lot if you or furnished laborers or materials to two or more buildings, structures, or improvements if the area of the lien was (1) built and constructed by the same person and is (2) under the same contract. If that is the case, then you may file one blanket lien, against all buildings, structures, and improvements. CRS § 38-22-103(4). You should get assistance on the lien and the amount of the lien before you start the process to avoid mistakes. I hope it works out and that you are paid. Have a good week.

This is one that is best handled by a phone call. There are a lot of moving parts. Please send their info and I will call or have them call me.

Thank you.
