You should not wait for your mechanic's lien rights to expire. Record a mechanic's lien after your work is completed and before 90 days pass from the date of completion. Remember that if there has been a valid notice of completion recorded, the deadline is reduced to 60 days for contractors and 30 days for subcontractors. Remember also that you must file a lawsuit to enforce your mechanic's lien within 90 days from the date of recording the lien, or the lien is void.
