Can my subcontractor file a mechanics lien in CT

Connecticut

Are custom made motorized shades and blinds lien able fixtures? They were adapted and modified to fit a particular space and permanently attached to the window. These fixtures (blinds and shades) are considered part of the house in real estate, not personal property. Thank you!

As relayed to you via email, the custom shades are part of the real estate as fixtures and are lienable under Connecticut lien law. Also, you as the subcontractor have a right to file a mechanics lien under CGS Section 49-33(f).

Because the blinds are permanently affixed to the property, the labor and materials used to install them are lienable. Please note that you only have 90 days from the last date that you performed the work to file a lien in CT.

Yes, the custom shades are fixtures attached to the real estate and are lienable materials under the Connecticut Lien Law. You as subcontractor have a right to file a lien under CGS Sec. 49-33(f). Carlton Chen, Esq., Kurien Ouellette LLC, West Hartford, CT
