Can anybody claim a lien on a property ?

North CarolinaMechanics LienRight to Lien

My ex build a shed on my property while we were living together. And also helped nicely do some work at my trailer park. Now that we separated he wants to charge me some labor he was ok to do for free while he was living under my roof rent free for five years. Now he's threatening me to put a lien on my property. Can he ?

Mechanics liens have strict deadlines, so if the work was done years ago, then a valid and enforceable lien likely can't be filed. In North Carolina, in order for a lien to be valid, it must be filed within 120 days of last furnishing labor or materials to the project. Further, mechanics liens are only available for permanent improvements to real property. Something like building a shed could result in lien rights, but minor repairs to a mobile home should not.
