With 90 days to put on a lien, what is the best time to send a Notice of Intent to Lien ? Thank you.

Since a Notice of Intent to Lien (NOI) isn't a required document under Florida lien law, this is ultimately a business decision. In the states that do require an NOI, the timeframe is typically 10 days before filing a claim; like in Colorado for instance. However, I personally think that seems like a very tight window. An NOI is meant to turn up the pressure on the property owner to get the payment dispute resolved. So to sum up, I'd say anywhere from 15-20 days seems like a sufficient amount of time to let the NOI go to work to get you paid.
