This was not a new construction job. This was emergency after hours service work to replace a 100 gallon water heater with manager approval from ownership. So there wasn't a timeline before the job to pre-lien. thank you Ben
If your contract was directly for an owner you do not need preliminary notice. A manager for owner would generally have actual or ostensible authority to act on behalf of the owner. So you should still be able to record a lien within 90 days of completion of the work.
