Am I able to still file a mechanic's lien?

we are a sign company that finished installing on 9/27/19, direct to the customer, so we are the contractor. In January, we went back out at the landlord's request to service the sign and change out a power supply to the neon. So, since we worked on the sign again on 1/17/20, does that start the 120 day clock again?

While you may be able to file a lien based upon the January work (if you were not paid for same and if you get timely lien notice letters out) this subsequent work will likely not "rehabilitate" your lien rights for the work performed back in September. As you performed the work for the tenant versus the landlord, you probably cannot utilize a constitutional lien, but please keep in mind my knowledge of the facts of this situation is very sparse.
