I hired a contractor to preform a restoration after a house fire. They had agreed on an amount of $517k with my insurance company. I signed a contract with them for $517k. I had previously had met with an architect, per him the stairs to the second floor needed to be extended because they were in violation of code, and to extend them we would have to move our master bath. To accommodate the master bath being moved we planned a small addition off the master bedroom over the living room. To offset square footage and cost we are not rebuilding a office on the second floor. I gave them 120k to start the job as per the contract pay schedule. Right after that they said there was issues with the permit and work would not be able to start till that came through. Now a few weeks later, they have sent me a addendum to the contract saying the total due is $732k and we need to pay them the difference out of pocket. Hello, I am the GC on a job in IA with an active lien in place. I would like to file a partial lien release for job 102001253, but it looks like the state of IA does not allow that and instead give us the option to file the following, Conditional Waiver and Release on Progress Payment, Conditional Waiver and Release on Final Payment, Unconditional Waiver and Release on Final Payment and Unconditional Waiver and Release on Progress Payment. My grandparents will allowed my aunt to live on our family property until her death. When they died, my dad, who was already 50% owner of the property had his will stating the same that my aunt could live there until her death. When my dad died, the property went into my sisters name although she only owns about 40% and my cousins and so own the remainder but my sister is attempting to sell the property and my aunt will basically be out on the street. This is Not what our family wanted. There are seven (7) of us that own the property and only she wants to sell however a couple of the cousins don’t care either way.
