If we are a subcontractor to a GC, the project is public and owned by the community college district, can we still file a mechanics lien for non-payment? Thank you! ...Read More

I did not send the 43-11 Preliminary Notice and now it says Virginia's 150 Day Rule is due tomorrow. We don't have an attorney in VA. How does the 150 day rule work when you don't know the last day you will be on a job? ...Read More

My fiancé and I purchased a new home build January 2021 from a Design Build contractor. After a couple months we started to notice some items in the house that were deteriorating or needed attention. Items like bad ventilation in the bathroom causing immediate rust on hardware after short showers, standing water in walk in shower from bad drainage causing tile mold, doors were suppose to be replaced per the purchase agreement and front door lighting fixture falling. At first the builder and his real estate agent was very friendly and stated they would fix the items because they were an easy fix, but after 11 months with constant brush off we are afraid to lose any warranty or rights we have on our new home. We are now also being told that we will be reimbursed for a door that contract states will be changed at builders cost and the other fixes like ventilation will be our responsibility to pay for. Last but not least we keep asking for appliance warranty info (never received booklets or anything and asked multiple times) because our stove is defective (coating on top is melting away) and we are being told to call Home Depot and ask them for the info (wth lol). ...Read More
