My girlfriend and I bought a house together to flip. I took the house out of my name for legal reasons with the promise that when the house sold I would get half. She has now refused to do so. What action can I take?...Read More
We are homeowners in Lake Worth who contracted with a licensed roofer to re roof our house. The old roof was removed and hot mopped on January 5, 2022. Six months later the roof still has no tiles and the contractor is claiming supply chain issues and hasnt offered any other tile choices. Meanwhile we are concerned that the roof underlayment has been compromised being exposed to the elements for 6 months. The contractor claims the underlayment is fine and the tile delivery date is still unknown. There has been very little communication (updates) initiated by the contractor and we have paid 93% of the total contract price and still have no roof! Please advise should we hire an attorney to push this to the finish line?...Read More
Hello! We are materials supplier, and we are providing windows to the project. We signed 1 agreement, but this agreement is to provide windows for 2 building. Building A is near by building B, but they have different addresses, owner is the same. Should we send notice of intent to Lien and Lien should be filled separately for each building address? We have and other situation where we provide windows for new construction of few buildings and separate addresses are not determined yet. In this case should we use 1 address we have from our agreement? thank you!...Read More
I was a subcontractor for a project under a GC who was under a 'Master GC / CM'. The GC for whom we worked did a horrible job. They were kicked off of the job. We requested to be released prior to that GC being fired by the Master GC / CM and were supposed to come to terms on our final payment. We're extended several hundred thousand just to get back what we spent prior to our exit. The Master GC / CM sent me a copy of the GC's bond and told me to make a claim against it....Read More
We signed and paid a deposit in May 2021 and no permit was filed until December 2021. Permits have been getting denied due to inacuracies, they continue to charge us escalation costs and now the bank wants a payment to hold our interest rate. Since the builder did file for a permit, can we still send a certified letter demanding a full refund since it took them more than 30 days initially to file?...Read More
Where are the lines for who gets prevailing wage and who doesn't, on a job? Examples: If I am programming a bunch of cameras at our office that will be taken to the job-site, should I get paid a prevailing wage rate for that job? If a salary employee goes out to the job-site to work, do they get a differential? If I go on-site but in an administrative capacity, to plan cable pathways or instruct a sub-contractor on what they will be doing, do I get prevailing wage? I find a lot of conflicting answers in Google searching. Thank you....Read More
I started a project over more than 45 days ago, I did not send an initial preliminary notice. I am also a contractor, the contractor has not paid me, I do not have a written contract, however I have documentation that shows I was hired and agreed rates for the project, text messages and partial payment. I live in Minnesota. Can I still fill and send the lean claim, because the house that I did the job on is currently in pending status?...Read More
I have received a partial payment from a property own. His son initially reached out to my company and set up the job. All documents required by MN were sent by the deadline(s). It was an emergency after a storm with an insurance payment. We were short payed by 30%. All attempts to settle were made prior to the mechanic's lien being filed. The customer still refuses to pay the balance owned. I would like to pursue this with a lien foreclosure. What are my next steps and can I (as a company) do this myself or does MN require a lawyer to file?...Read More

I gave a personal loan for $34,000 so my friend could get into a house. I had proper documents drafted up and had it notarized. He has defaulted for one year and owes now the $34,000 plus interest of 20%. I want to put a lien ASAP because I just learned that he is not paying his house tax. What's crazy is the home has gone up over $80,000 and he still won't make payments. This is Los Angeles county in California.
Appreciate your help!

Homeowner breached contract and prevented us from completing work on her property. She threatened to call the police on us if we came to do any work or remove our tools and materials. She was unresponsive for 30 days and we had given her plenty of notice and attempted over 20 messages.
We went to clear out out tools and materials and prevented us from removing all of our extra materials from a job, now is trying to charge $1,500 storage fee. She pushed me and locked the gates while we were on the jobsite clearing out our things. We had to call the police afterward so they could be there while we removed our stuff. The homeowner began to be hostile toward the police officers and they told her they had to go as she was being out of line. She then called the police and falsified a report that I was assaulting her-- we have it all on video that nobody was doing anything to her at all, we were simply moving our tools and materials off the jobsite. We also have on video the things she prevented us from removing that day-- some wood, buckets, and two wheelbarrels-- one pickup truck worth. Now she sends us a letter she is charging us $1,500 storage fee and will throw all of our stuff away if we do not make an arrangement to come pick it up within 30 days from 6/10. She mailed it on 7/6 and we just received the letter on 7/7. We filed a mechanic's lien recorded with the county on 6/22 for the non payment of work completed which is for $21,500.

I had consensual sex with a client, Client does not want to pay and has been trying to use sex as a negotiable instrument instead which Is supposed to be unlawful and to which I would never agree too. I was pretty much pressured by the client to have sex with her in order to obtain the contract. Then, once the client became overtop annoying, and begin to interfere with my opportunities to acquire new clients I terminated the sex which led to a non stop harassment campaign in her desperate attempt to compel me to change mind....Read More
