I received an email from my customer telling me that they are ready to pay me, but that I need to change my invoice to lower the price. Here is my dilemma - I filed the lien and the company wrote me a check on 7/18/22, which I deposited. According to the bank, they have 7-10 business days to stop payment or cancel a check. They wanted me to sign an unconditional lien release, which of course I did not sign. We are a general contractor licensed in Illinois that been in business 40 years. We build items for museums and theme parks. In order to install our work at the Orlando area theme parks, we will need a FL GC license. With this new law, can we apply directly for a license, or do we need to take the test and register an employee in the state of FL to hold the license? We have opened an Office in Orlando and are a registered business in the state. I'm the VP of the Florida office and have 7 years experience of designing, fabricating, and installing complex structures in the theme parks for 2 state registered general contractors. Would that qualify as the 4 years of experience should I need to be the one to get the license?...Read More

We worked on a project for a customer and now we received 4 checks that are post marked. The first check was returned for NSF and just Friday we were able to deposit that check which was dated 7/7/2022. The check dated 7/21/2022 the bank is telling us that there aren't enough funds to deposit it. We also have two checks post dated to August 4, 2022 and August 18, 2022. The deadline to file a bond claim is 8/11/2022. Since we did get the funds for the first check should we file anything against our customer or what are our options to get this money sooner?...Read More

Upon submitting a lien filing to Levelset there was an accidental submittal by the research team of an invoice that did not belong to our company. With that said, the lien filing is due on the following Monday and this has been realized on a Friday and this lien with the incorrect invoice has already been mailed to the county clerk. What are our options for amending this lien and still having it filed in GA ( where the property is located) with such a short time span between now and the deadline date? Hi, we're structural steel fabricators and we have a project that has unpleasantly surprised us time and time again. We had issues with the galvanizing (was sent to a third party) and concrete step fabricators (third party) did such a poor job but due to the lack of time to get things redone we have had to fix and repair what we can as we go. Such repairs have been requested by the owner's rep because she doesn't want to wait another three weeks to get things redone. This has costs us extra labor but my boss is not concerned about that, he wants to complete the work and move on. He is more concerned with finding a way to protect ourselves from having to go back to fix more things or even redo the work once the job is approved and accepted. He's willing to do what it takes to get it right now but does not want to have to come back after the owner and designer have accepted the work and approved it complete. Is there a letter or any document that can help us with this?...Read More

I am currently in contract with a person who told me they were the owner of a building where we moved in to begin working today. According to the the prelien information, the property is owned by an LLC in Arizona. The person originally wanted me to make the contract in the name of the Arizona LLC, but I couldn't find the listing. Now that I have followed the links from the prelien from Levelset, I see the listing. Should our contract state the person or the LLC? Please let me know as soon as possible.
