We were contracted for $299,925. We have been paid for $252975, leaving a balance of $46,950. This balance is for work we have yet to complete. We sent a change order for $53,431 for work that was not in the contract. We want to lien the project for that change order, however since that lien total is more than what is owed on the contract Levelset is unable to process the lien. Please advise....Read More

Hello, We have a job in Luling, LA that was originally contracted for $54,607.20, and ended up at $87,089.94 after supplements. Our estimated last day on the job was 6/25/2022. A Notice of Contract was not filed. (Contract signed 02/09/2022 by owner, 02/16/2022 by contractor.) Nor was a filing of the notice of termination or of substantial completion or abandonment. The expiration to file a lien was 08/24/2022. Is there anything we can do? We received a payment from the customer as recently as last week. Their insurance company is dragging their feet on settlement....Read More

We are a subcontractor we filed a lien on 7/22/22. I would like to know what is considered the final day you can file a lien is it the last day you performed work on the project? Does it matter if it is on site or offsite? Does that include warranty work? What if you had to go out and fix something would that be the final date or is it once the final inspection is signed off on? Also, can I file a lien for escalation and extended General Conditions? ...Read More

I'm a subcontractor in who was hired to install cabinets in a new house in the state of Georgia. I did the majority of the installation in December 2021, with the intent to return after countertops and tile had been installed. Before these installations took place, the contractor declared bankruptcy and I was unable to finish. The last time I was on the site was July 30 to do some light punch out, and I have E-mails and text messages with the homeowner to that effect. Do I have standing to file a lien against the house?...Read More

As I've understood, CA requires all public projects (including schools) to have a bond on projects over $25,000. As a supplier, I've began asking for bond information on all projects over this limit. I've run into several schools that are telling me the bond is not available or being required on the project. Am I missing more specific requirements for these projects? I would assume, if I'm going to the school directly, they would have this information available....Read More
