We would like to know how that impacts our ability to lien as the customer is not the property owner and the property owner is waiving responsibility? Thank you!...Read More

I have mechanics lien on my rental (non-homestead) in Texas. Upon research, the sub did not give me any notice so I am assuming he did not "perfect the lien" The lien will expire in about 6 weeks as he filed it last year. How do I go about getting it off my record once it expires as the sub is refusing to remove it even after I pointed out he didn't follow proper procedure (not to mention I had to have his work COMPLETELY redone)? He then sent me pictures of his work which shows the crappy job he did....along with a predated invoice....Read More

My company is a primary contractor with contract directly with property ownership for transportation and warehousing services for product (furniture, fixtues, equipment) going into their hotel for a renovation. Invoices are delinquent with the oldest going back to April 2022. We have filed a lien against the property. It is my understanding that we were not required to send preliminary notices since we are contracted directly with the property owner. Is that correct?...Read More
